Stuart will meet with you at your home to discuss your ideas and the feasibility of your project given your current home's design and location.
After measuring up your existing home, Stuart will begin to design your new home. Using a specialised computer drafting program, Stuart will be able to show you detailed plans as well as a 3D representation of the project and cost estimate.
Working within your budget limitation, Stuart will give you a fixed price quote which includes all council and professional fees and well as home warranty and other necessary insurances.
After finalising your design and acceptance of the quote, Stuart will begin to undertake the process of having your plans drafted and submitting as part of a Development Application. Depending on your local council's requirements, this will require supporting documentation from surveyors, engineers, an environmental impact statement and a BASIX certificate.
Following approval of your DA by local council, Stuart will obtain a construction certificate in order to begin building works. This includes providing a structural adequacy report from our engineer to certify that your existing house will support any additional loads.
Building will commence after any initial site preparations are made. The actual building process will vary from job to job and in most circumstances you will not need to move out.
Stuart will continue to liase with and co-ordinate the work of specialised trades as needed throughout the completion of the project. When all work has been completed, an occupation certificate will be issued by principle certifying authority.
At what stage we enter the building process will depend on individual clients wants and needs. Our work with the majority of customers begins at the initial concept and design stage but some homeowners will already have plans drawn and/or approved and we will enter the process at a later stage.
